  3. Minimising Void Periods of Rent  


    We have developed a network of vetted Partner Agents who have local presence and in depth knowledge of our core areas within all London postcodes.

    By utilising their applicant databases and ability to source qualified professional and corporate tenants, we can focus solely on the management of our landlords’ properties.

    A distinct advantage of working with a selection of Partner Agents is that we can choose to instruct the best performing Partner Agent for each property we are managing. As we are not tied to any individual agent, we can source the most competitive agent and tenants for our landlords.

    Our Partner Agents will provide maximum marketing exposure for all our stock through all of the major online property portals which includes Rightmove, Zoopla, Findaproperty, Primelocation as well as the more traditional mediums of board based and printed marketing materials. Our landlords will only have to deal with iPropertyServices throughout the tenant procurement process and we act as a secondary check point to ensure the right candidates are placed within your property.

  5. Mitigating Rent Arrears


    All our tenants are subjected to a full comprehensive referencing service. We instruct an independent FSA regulated referencing agency that will provide an accurate and impartial assessment for each prospective tenant.

    This independent referencing completes Phase 1 of the iPropertyServices Tenant Procurement Policy and this information is used to assess a tenants risk profile in conjunction with other variables which can adversely affect a tenancy i.e. the strength of additional guarantors and previous history.

  7. Property Damage


    Following the amendment of the 2004 Housing Act, all Tenant Deposits are required to be protected within a government approved scheme. This has caused a significant change to the ability of a landlord to make a claim against property damage or financial losses resulting from a tenancy breach. Landlords MUST provide acceptable physical evidence of any breaches if they wish to recover losses from a tenant.

    The iPropertyServices Full Management product includes a comprehensive Tenant check-in and check-out which is based on a High Definition video inventory accompanied by a typed PDF document of all the associated audio commentary.

    Video inventories are the perfect way to accurately record the condition of rental property and its contents removing virtually all scope for problems that may arise from landlord/tenant disputes or a home insurance claim.

    An independent and professionally carried out property inventory will provide more credibility in court than a self-prepared one. Tenants are aware from the start of the tenancy that they will be held accountable and there will be no room for making spurious claims. Should the tenant contest a landlords claim, we will utilise a unique Dispute Resolution Service, which provides a specialist solicitor, free of charge, to handle tenant negotiations, collate evidence and submit the case to the relevant adjudication body.

    In addition, all our landlords properties will be visited every 4 months as part of our Property Inspections policy to ensure the property is being maintained and the tenants are not in breach of any tenancy obligations.

    These inspections are all included in our Full Management Fee.

  9. Property Regulations, Industry Changes and Accreditation


    There are currently over 50 Acts of Parliament and more than 70 sets of regulations that govern the private rented sector.

    iProperty Services are members of ARLA, Residential Landlords Association (RLA) and the Guild of Residential Landlords. We are also members of an independent redress scheme The Property Ombudsmen and a registered SafeAgent.

    Our membership to associations forms the basis of our operating principles and provides us with the framework and governance to effectively manage our landlords’ properties.

  15. Full Transparency of Information and Fees


    We are completely transparent. There is no stealth or hidden charges in our Terms and Conditions. We provide a clear pricing structure to ensure Tenants and Landlords are aware of all charges involved in a tenancy life cycle.

    We provide Landlords with all associated costs on the first page of their terms and conditions. Tenants are informed of all associated costs before they make an offer or tenancy application. Consumer group Which? And the Office of Fair Trading recently published:-

    Letting agents should give consumers upfront prices that clearly set out all their fees and charges, a new OFT investigation has said.
    The OFT investigation has exposed several consumer protection issues in the lettings market, including poor service, surprise charges and drip pricing.
    These findings echo the results of a Which? investigation carried out in November 2012 which also found high unexpected fees and drip pricing.
    The OFT analysed nearly 4,000 complaints made by tenants and landlords and found that nearly one third (30%) were about fees and charges.

  1. How our price compares with your typical estate agent

    The fee charged by most agents for Full Management can cost between 14-16% + VAT of the annual rent. There will normally be a number of additional charges for services which are deemed necessary for a successful tenancy. We include a number of these services at no additional cost to the landlord.
